A new chapter for Belfast city centre begins
Our proposals are for:

Around 1 million sq ft of development

Up to 1,000 new homes, including social and affordable housing

Two 4-star hotels

Up to 100,000 sq ft of commercial and community space, offering a mix of shops, cafés, restaurants and community spaces

New and improved routes, allowing easy movement to and through the area

Increased footfall, boosting local businesses and supporting Belfast’s economy

Restoration of listed buildings, preserving and celebrating as much of Belfast’s heritage as possible for future generations

Revitalised and new public squares, delivering vibrant, inclusive spaces for residents and visitors
What does the development mean for you?
This proposed development will help provide new homes in the city centre, including social and affordable housing; more footfall for local businesses; new jobs during construction and occupation; better streets and public spaces; and investment in a part of the city centre that has struggled for too long.
It also has the potential to make a significant contribution to wider city goals around city centre living, regeneration and economic activity.
Our development could create:

Resident impact: 470 jobs £29m pa Gross Value Add to the economy

Commercial impact: 600 jobs £31m pa Gross Value Add to the economy

How do we make it happen?
These initial designs have been formulated in close dialogue with city planners and other stakeholders, and will be submitted as a full planning application this autumn. Our initial plans have also been shaped with input from investors, operators and hotel chains, ensuring the development is aligned to market expectations. This makes delivery easier
Once planning approval is granted, we would expect the hotel on
Royal Avenue to be the first part of the development to be delivered,
as negotiations with an operator are at an advanced stage, as an
operator is in place. We anticipate this happening in winter 2027, with
the rest of the development being developed over the next 4-5 years.
Delivery does require the support of the public sector – working
in partnership – to deliver Writers’ Square and the wider public
realm opportunities.
